NOTICE OF PUBLIC HEARING
REZONING REQUEST/CASE NO. ZON 2021-003

NOTICE IS HEREBY GIVEN that on Monday, November 01, 2021 at 6:00 PM, at CITY HALL, 128 Main Street, in the COUNCIL CHAMBERS, and via ZOOM teleconference, the CITY COUNCIL for the City of Cañon City will hold a PUBLIC HEARING to consider a REZONING request for a parcel located at 2951 E. US Highway 50, more commonly known as the Cañon City Abbey, in Cañon City. The intent of this Request is to change the existing Zoning from a combination of R1, Medium Density Residential, GC, General Commercial, and OPR, Open Space, Park & Recreation Districts to PDD, Planned Development District, “Cañon City Commons at the Abbey,” as defined in Chapter 17.08 of the Cañon City Municipal Code:   

“In order to establish an alternate zoning procedure under which land can be developed or redeveloped with innovation, imagination, and creative architectural design when sufficiently justified under the provisions of this UDC… The planned development processes are intended to permit and encourage such flexibility and to accomplish the following purposes: 

A. To stimulate creative approaches to the commercial, residential, and mixed-use development of land. 

B. To provide more efficient use of land. 

C. To preserve natural features and provide open space areas and recreation areas in excess of that required under conventional zoning regulations. 

D. To develop new approaches to the living environment through variety in type, design, and layout of buildings, transportation systems, and public facilities. 

E. To unify building and structures through design.

F. To promote long-term planning pursuant to the City of Cañon City’s Comprehensive Plan, which will allow harmonious and compatible land uses or combinations of uses with surrounding areas.”

NOTICE OF PUBLIC HEARING
ZONING REQUEST/CASE NO. ZON 2021-004


NOTICE IS HEREBY GIVEN that on Monday, November 01, 2021 at 6:00 PM, at CITY HALL, 128 Main Street, in the COUNCIL CHAMBERS, and via ZOOM teleconference, the CITY COUNCIL for the City of Cañon City will hold a PUBLIC HEARING to consider the ZONING request component for the Annexation & Zoning of a parcel located at 3040 & 3050 E. Main Street, into the City of Cañon City. The intent of this Request is to change the Zoning on the property to GC, General Commercial district, as defined in Title 17 of the Cañon City Municipal Code:  The intent is to develop the property for commercial uses under the City’s development regulations, once annexed into Cañon City.

SPECIAL REVIEW USE REQUEST/CASE NO. SRU 2021-005


NOTICE IS HEREBY GIVEN that on Monday, November 01, 2021 at 6:00 PM, at CITY HALL, 128 Main Street, in the COUNCIL CHAMBERS and via ZOOM teleconference, the CITY COUNCIL for the City of Cañon City will hold a PUBLIC HEARING to consider a SPECIAL REVIEW USE (SRU) request for a parcel located at 422 Macon Avenue in Cañon City. The intent of this Request is to permit the existing building to be used as a multifamily residential structure, which requires approval of a Special Review Use in the CB, Central Business Zone District.  All interested parties may attend.
